Building Groups and Pool Access
We manage 80-plus condos across four building groups here, and the honest truth is that each unit reflects its owner's taste — recently renovated units and vintage-character units sit in the same hallway. The building groups:
- Gearhart House — connected to the main lobby, pool with jacuzzi and exercise room
- Pacific View — separate pool (shared with Pacific Terraces and Pacific Palisades guests), generally closer to the beach
- Pacific Terraces and
Pacific Palisades — additional buildings in the complex, with access to the Pacific View pool
Pool access depends on your building group, not just your reservation. Check the resort amenities page for specifics on which pool comes with your unit.
What to Look for in Reviews
The single most useful thing you can do before booking is read recent reviews — not for the resort overall, but for your specific building or unit number. Guest satisfaction at Gearhart by the Sea tracks more closely to the individual unit than to the property. From what we've seen, a five-star review for a renovated Gearhart House condo doesn't tell you much about a Pacific View studio that hasn't been updated in a decade.
If you're booking for a family vacation, prioritize two-bedroom units with recent renovation dates. If you're a solo traveler on a budget, a studio in any building group works — the pools, beach, and golf course are all walkable regardless of which unit you're in.
Why Book a Vacation Rental Instead of a Hotel Room?
The two hotels in Gearhart — McMenamins Gearhart Hotel and The Drifthaven — work for a one-night stopover, but they don't have kitchens or multi-bedroom units. For anything beyond a quick overnight, a vacation rental at Gearhart by the Sea gives you more space, lower per-person cost, and the ability to live like a local rather than a hotel guest.
In our experience, the families and groups who book our condos come back because the math works differently. A two-bedroom condo splitting four ways costs less per person than two hotel rooms, and you're not eating out for every meal. You have a living room to spread out in, a washer and dryer in select units, and a kitchen that turns a $200 restaurant day into a $40 grocery run.
Here's what a vacation rental gets you that a hotel room doesn't:
- Full kitchen — real stove, full-size fridge, cookware, dishes. Cook breakfast, pack beach lunches, grill dinner.
- Multi-bedroom layouts — two-bedroom units sleep families and groups without splitting into separate hotel rooms
- Living space — a couch, a dining table, room to play cards on a rainy afternoon. Hotel rooms don't have this.
- Two resort pools — Gearhart House pool with jacuzzi and exercise room, plus the Pacific View pool
- Washer and dryer — available in select units, which matters on a week-long beach trip with kids
- Beach access — select oceanfront buildings have direct access to Gearhart Beach
The trade-off is real: hotels offer daily housekeeping and front-desk concierge service. If that matters more than a kitchen and space, the hotels are there. But for stays of two nights or more, the rental is the better fit — and most of our guests book three to seven nights.
Can You Bring a Dog to Gearhart?
Gearhart by the Sea has a select number of pet-friendly vacation rental condos — filter for them on the booking page. We've found that pet-friendly units are the first to fill each summer, so book early if you're traveling with a dog.
Gearhart Beach itself is dog-friendly year-round — no leash law on the sand, though dogs must be under voice control per city ordinance, and you'll want to leash up near the elk. The town is walkable and flat, which makes it better for dogs than most Oregon Coast destinations where beach access requires steep trail descents.
The two hotels in town also accept pets — McMenamins charges a per-pet nightly fee, and The Drifthaven welcomes pets in all 12 rooms — but neither gives your dog the space of a full condo with a living room and a patio or balcony.
When Should You Book for the Best Rates?
November through March (excluding holiday weeks) offers the lowest rates. Midweek summer stays — arriving Sunday or Monday — price close to shoulder season at Gearhart by the Sea.
In our experience, the biggest booking mistake is waiting until July to book July — summer weekends fill 60-plus days out, but midweek stays often open up two to three weeks before arrival. The rate difference between a Friday-to-Sunday stay and a Sunday-to-Wednesday stay in July can be significant.
A few timing notes:
- Peak season (mid-June through Labor Day): book 60-plus days ahead for weekends, 2-3 weeks for midweek
- Shoulder season (March through mid-June, September through October): best balance of rates and weather — the coast gets warm days in September and October without peak pricing
- Off-season (November through February): lowest rates, storm-watching season, whale migration from mid-December through mid-January

Why Use Gearhart as Your North Coast Base Camp?
Gearhart sits 2 miles north of Seaside, 11 miles north of Cannon Beach, and 14 miles south of Astoria — central enough to day-trip to all three without moving lodging.
Distances from Gearhart
- Seaside (2 miles south, 5-minute drive): boardwalk, aquarium, restaurant variety — it's the closest town for anything Gearhart doesn't have
- Cannon Beach (11 miles south, 15-minute drive): Haystack Rock, galleries, higher-end dining
- Astoria (14 miles north, 20-25 minutes): Columbia River Maritime Museum, Sunday Market (mid-May through mid-October), Astoria Column
- Fort Stevens State Park (13 miles north, 20 minutes): 4,300 acres, Peter Iredale shipwreck, camping, beach driving
Guests we talk to who base in Gearhart for a week typically day-trip to Cannon Beach once and Astoria once, then spend the rest of the time on the beach and golf course. The advantage of Gearhart over Seaside or Cannon Beach as a base is simple: it's quieter, the condos have kitchens, parking is free, and you're equidistant to both directions on the coast.
